RECENTLY AGC BTR JOINED OTHER INDUSTRY EXPERTS AT THIS YEAR’S BISNOW BUILD-TO-RENT ANNUAL CONFERENCE (BTRAC).

During the event, our Associate Director, Charlotte Robertson, joined a panel of experts for an insightful discussion about community engagement and mental well-being. The team was also at the conference, complete with a 100% sustainable sofa to illustrate the sustainable practices that go into each AGC BTR project.

Looking back on the lasting effects COVID-19 has had on the Real Estate industry and researching deeper into what tenants really want from their homes, it is clear that the push on well-being practices is here to stay.

WELL-BEING MATTERS

Design, in terms of space allocation, access to the outdoors, and the quality and sustainability of interior fixings and furnishings, plays a crucial role in supporting and enhancing our well-being. Even before lockdowns, UK personal well-being estimates had faltered after seven years of gradual improvement (ONS, 2020). The impact of the pandemic has been significant. 37% of adults now say it is harder to relax at home* and for many blended working is set to become the long-term norm, our homes also our workspace more than ever.

With heightened public awareness and understanding of personal mental health, utilising quality design in Build-to-Rent will undoubtedly pay dividends. Well designed and flexible personal and communal space and facilities offer the ability to prevent isolation and create community.

“We love doing research about who the tenants are, why they like to live there and what they do etc. For example, we recently undertook a social media campaign to identify which brands and styles our residents like so that we can include them in our designs – those final touches really make spaces feel like home.”

– Charlotte Robertson, Associate Director.

INVESTING IN THE FUTURE

To appeal to the lifestyle of prospective renters, the developments are not only being designed to meet modern standards of living. Still, they are going one step further by creating mini-communities within their developments, with communal features such as gyms, lounges, and dining spaces. Moreover, due to the fast-moving nature, developers have the chance to quickly jump on emerging trends in design, to adapt to the changing needs of the public and effectively define the benchmark in aspirational living by offering residents with so much more than just a place to live.

Reflecting on our project with Vertus, AGC BTR dressed the deck at 8 Water Street, complete with contemporary lounge seating, dining tables for alfresco dining and an outdoor bar for residents and visitors. Accompanying the vast space for activities is Vertus Club, Vertus’ very own entertainment package to bring the community together.
